Frequently asked questions

Do I need my own lawyer if I already have a real estate agent?
Hiring a lawyer when you already have an estate agent is a strategic decision. Only your lawyer will look after your own interests and give you legal advice that an agency cannot always provide, avoid conflicts of interest and negotiate the best terms on your behalf.
Can I buy without travelling to Spain?
With a notarial power of attorney, translated and apostilled (if you grant it abroad), or granted in Spain (if you do so before the transaction you intend to carry out), you can buy without being physically present in Spain. You decide.
What is checked about the property before signing?
Before the purchase, the physical, legal and planning status of the property is checked. Among other things, this means checking the property's status at the Land Registry and knowing how to interpret it and read between the lines: what risks and difficulties may arise when acquiring the property, and whether they can be resolved.
What is a deposit contract (contrato de arras) and what does it commit you to?
Before the public deed is signed, and to guarantee that the property is not sold to someone else, a deposit contract (contrato de arras) or another private reservation contract is usually drawn up, under which part of the price is paid in advance. It is highly advisable in this type of transaction.
I own property in Spain: how do I leave it to my heirs?
Even if you already have a will granted in your home country, we help you draw up another one for the movable and immovable assets you own in Spain, making it easier for your heirs to acquire them and keeping red tape to a minimum.
How will you keep me informed during the process?
We advise you from A to Z throughout the process and are available to you at all times, by email, phone, in person or by video call, and we will not take any step without your consent. Whenever a document is signed or a transaction is carried out in your absence, you will receive an email explaining what was done, with a copy of any document signed. Once the matter is concluded, you will receive the originals.
